    BOANBIRRA AGGREGATION OVERVIEW.

    Key Points:

    • 99,332 Freehold acres on three adjoining properties.
    • 65 Kms Southwest of Bollon off the Fernlee Road.
    • Mix of grey Brigalow/Gidgee country with areas of red.

    • Equally responsive to summer or winter rain.
    • Capped Artesian bore, testing at 100 psi services 140 tanks & 160 troughs.

The Boanbirra Aggregation represents a rare opportunity to acquire a large-scale, turn-key grazing enterprise in the Balonne region of Southwest Queensland. Comprising three contiguous properties totalling 40,198.44* hectares (99,332.36* acres), the Aggregation offers both immediate production capacity and significant scope for operational reconfiguration.

Currently configured as a specialist Dorper operation historically running 12,000* ewes and lambs’ scenarios with a 30,000* DSE carrying capacity, the Aggregation’s infrastructure supports multiple enterprise options. The fully pressurised GABSI system servicing 140* tanks and 160* troughs enable responsive stocking strategies, providing agility in volatile markets and capacity to capitalise on seasonal opportunities through agistment or opportunistic cattle finishing.

The diversity of land classes spanning 16,826* hectares of wooded alluvial plains, 9,407* hectares of brigalow country, and productive black soil flats, naturally supports both summer-active and winter-responsive pasture species. This creates natural resilience across seasonal variability and allows tactical grazing management tailored to maximise lamb turnoff, background steers, or run commercial goat herds. Dual-purpose yard infrastructure across all three properties supports seamless transition between livestock classes.

For established pastoral groups, the Aggregation presents compelling integration opportunities. Its self-contained infrastructure and established GABSI system reduce capital expenditure typically associated with expansion, while proximity to Dirranbandi (137* km) and St George (185* km) ensures access to saleyards and processors.

The “Fernlee” cluster fence arrangement, with 1.8* metre exclusion fencing across external boundaries, (small section of 1.2 m with curtain) delivers exceptional biosecurity and minimises ongoing predator management costs, a significant operational advantage for producers managing multiple properties or transitioning between livestock classes.

While fully operational, the Aggregation offers scope for productivity enhancement through targeted pasture improvement and potentially tactical cropping on suitable black soil country during favourable seasons, as evidenced by successful dryland farming to the south of the Aggregation.
